Newy Vibes ("we", "us", "our") operates newyvibes.com.au and lakemacvibes.com.au. We aggregate publicly available data from government registers and public sources to provide property surroundings intelligence for the Newcastle and Lake Macquarie region of New South Wales, Australia.
By using our website or purchasing a report, you agree to these terms.
2. What we provide
Newy Vibes provides two types of content:
- Free suburb signals and address checks, publicly accessible summaries of development activity, noise sources, contamination, and neighbourhood trajectory for suburbs and addresses in Newcastle and Lake Macquarie.
- Paid PDF reports, downloadable property surroundings reports for a specific address, available in Standard ($29) and Professional ($49) tiers.
3. Important disclaimer
Newy Vibes is not a substitute for professional advice. Our reports and signals are for general informational purposes only and do not constitute:
- Financial, investment, or property advice
- Legal advice or conveyancing
- A Section 10.7 Planning Certificate (which must be obtained from council)
- A building and pest inspection
- A strata report
- A formal contamination assessment
We strongly recommend engaging qualified professionals (solicitor, conveyancer, buyer's agent, building inspector) before making any property purchase decision. Our reports complement, but do not replace, standard due diligence.
4. Data accuracy
We collect data from 8+ government and public registers (see Section 10 below). While we take reasonable steps to ensure accuracy:
- Data may be incomplete, delayed, or contain errors from source registers
- Council DA trackers may not reflect the most recent lodgements or decisions
- Contamination data reflects the NSW EPA register at the time of collection and may not include all contaminated sites
- Property sales data may have a lag of several weeks from settlement
- Our suburb signals (BUY, WAIT, SELL) are experimental indicators based on publicly available data patterns. They are not predictions or recommendations
Always verify critical information directly with the relevant authority before making decisions.
5. Paid reports
Ordering and delivery
Reports are purchased via Stripe and delivered as a PDF to the email address you provide. Delivery is typically within 24 hours of purchase. If you do not receive your report, contact us at info@newyvibes.com.au.
What's included
Standard Report ($29): Development applications within 500m (with costs, descriptions, approval status), EPA contaminated sites, licensed venues with trading hours, noise sources, natural hazards, neighbourhood trajectory, and a downloadable PDF.
Professional Report ($49): Everything in Standard, plus recent property sales within the radius (last 12 months), signal intelligence analysis, and a timeline of how the address's surroundings have changed over time.
Refund policy
In accordance with Australian Consumer Law:
- If your report is faulty, substantially different from what was described, or fails to be delivered, you are entitled to a full refund.
- If your report contains a material error that affects its usefulness, contact us and we will correct and re-issue the report or provide a refund.
- Because reports are generated specifically for your requested address using data current at the time of purchase, we generally cannot offer refunds where the report has been delivered as described.

6. Intellectual property
The Newy Vibes website, signal methodology, report templates, analysis narratives, and original content are our intellectual property. You may not:
- Reproduce, resell, or redistribute our reports or analysis for commercial purposes
- Scrape, crawl, or bulk-download content from our website
- Present our data or analysis as your own
You may share a purchased report with your solicitor, buyer's agent, partner, or other parties involved in your property decision.
7. Limitation of liability
To the maximum extent permitted by law, Newy Vibes is not liable for any loss or damage arising from:
- Reliance on information in our reports or on our website
- Errors, omissions, or delays in source data from government registers
- Property purchase decisions made with or without reference to our reports
- Temporary unavailability of our website
Nothing in these terms excludes or limits consumer guarantees under Australian Consumer Law that cannot be excluded by law.
8. Privacy
We collect and handle personal information in accordance with our Privacy Policy and the Privacy Act 1988 (Cth).
9. Governing law
These terms are governed by the laws of New South Wales, Australia. Any disputes will be subject to the exclusive jurisdiction of the courts of New South Wales.
10. Data sources
Newy Vibes aggregates and cross-references data from NSW government registers, council planning portals, statutory public records, and licensed commercial data providers. We collect from 8+ sources covering development, environmental, safety, planning, and property market data.
Specific source attribution is provided within each report section and on relevant pages of our website. Some data is used under Creative Commons Attribution 4.0 and Open Database Licence terms; full attribution is included where required by those licences.
Our analysis, signal methodology, temporal tracking, and narrative interpretation are original work and do not represent the views of any data source.

We may update these terms from time to time. The "Last updated" date at the top of this page will reflect the most recent revision. Continued use of our website after changes constitutes acceptance of the updated terms.
